Dock Seals vs. Dock Shelters
We build seals, so take this for what it is — but a seal on the wrong dock is a waste of your money, and we would rather tell you that up front.
The short version
A dock seal is foam. Pads mounted on the two sides and the header of your opening; the trailer backs in and compresses them, and the compression is the seal. A dock shelter is a frame with fabric curtains that reach out and drape around the trailer instead of being squashed by it.
Seals give you the tighter seal. Shelters give you more tolerance. Which one is right comes down almost entirely to how consistent your trailers are.
Pick a seal when your fleet is predictable
If the same handful of trailer types back into the same doors week after week, a compression seal is the better product and usually the cheaper one. Foam under compression closes the gap harder than a curtain draped over it, so you lose less conditioned air, less dust and less weather.
Seals also suit tight sites. If your doors are close together on centre, or you are short on headroom above the opening, a seal needs less room to work than a shelter frame does.
They are the right call on standard openings — roughly 8′×8′ through 9′×9′. That covers most docks in most buildings.
Pick a shelter when your fleet is all over the place
Reefers, liftgates, box trucks, containers, the occasional flatbed. A mixed fleet is what kills seals. Every trailer that is a different width hits the pads in a different spot, and the ones that hit off-centre wear one side out while the other looks new.
Shelters handle that. The curtains flex around whatever shows up, so an unusual trailer is an inconvenience rather than damage. Same for wide openings — once you are at 9′ to 10′ and up, a shelter generally holds up better.
They are also the answer on a sloped approach, where the trailer arrives at an angle, and on high-cycle doors where the sheer number of hits per day matters more than the tightness of any one of them.
Where each one disappoints
A seal on a mixed fleet wears unevenly and fails early. Not because it was badly built, but because it is the wrong tool — foam sized for a 102″ trailer gets punished by a 96″ one.
A shelter on a predictable fleet in a climate-controlled building leaves energy on the table. You paid more for tolerance you do not need and gave up seal tightness you did.
Both of them get blamed for the gap nobody checks: the space under the dock leveller. Air moves through that opening all day whatever is mounted around your door. If you are chasing an energy problem, look there before you decide the seal failed.
Cost, honestly
Seals cost less up front. That is true across the industry, ours included. But the up-front number is not the whole cost — a seal on the wrong dock gets replaced sooner, and a shelter on the right dock can outlast two of them.
The way to think about it is cost per year, not cost per unit. If you tell us what backs into your doors, we will tell you honestly which side of that line you are on. We build seals; we are not going to pretend a seal is right for a door that needs a shelter.
A quick way to decide
- Same trailers every week, standard 8′–9′ opening, tight site, climate-controlled building → seal.
- Mixed fleet, wide opening, sloped approach, very high cycle count → shelter.
- Not sure → count what backs in over a normal week. That number decides it, not a brochure.

Maintenance and wear
Whatever you fit, the thing that determines how long it lasts is not the brochure — it is trailer mix, cycle count, driver habits and whether anyone looks at it.
On a seal, walk the row once a month. You are looking for foam that no longer springs back, seams starting to open, and wear concentrated on one side. Foam that stays compressed is telling you the trailers are stopping too close, which is a bumper problem before it is a seal problem.
On a shelter, the failure points are the frame and the curtain edges rather than the middle. Check the fixings.
Either way, a hit from a badly backed trailer does more damage in one second than a year of normal use. A visible guide stripe is worth more than most people credit — it is the cheapest thing on the whole assembly and it prevents the most expensive failure.
Questions worth asking any supplier
- What weight is the outer fabric? Lighter vinyl is cheaper and does not last.
- Is the thread UV-protected, and are the seams double-stitched?
- What is the backing frame made of, and is it treated?
- Is a custom size an upcharge? If yes, ask why.
- Are brackets included?
- What is the honest lead time — and is that the manufacturer’s date or the distributor’s?
